Roofing and Siding in Buttercup Creek

Cedar Park's population was 5,261 in 1990. The original part of Buttercup Creek was already there. These are among the oldest subdivision houses in the city.

Forty Years of Roofs

According to a neighborhood guide published by Bramlett Partners, an Austin-area brokerage, the original section of Buttercup Creek dates to the 1980s, with a newer section of larger houses added later. It lies on the west side of the city between Cypress Creek Road and South Lakeline Boulevard.

A 1980s house is past its first roof and may be past its second. That matters at tear-off. Each earlier re-roof left nail holes in the deck, and older decks include thinner or spaced sheathing that today's shingles should not be nailed to without repair. Ask the contractor to price deck work per sheet before starting, and to photograph the deck once it is bare.

If a previous owner had new shingles laid over old ones, there are two layers to remove.

Likely More Siding, and Older Siding

The city's 50 percent masonry standard was in place by 2012. Whether it applied when the first Buttercup Creek houses were built was not found, so do not assume a 1980s house here follows the half-stone pattern of newer streets. Some will have siding on most walls.

Whatever its extent, siding from that period has had four decades of sun. The contractor will check the bottom edges, the butt joints and the paint film, and tell you whether the boards are worth repainting or are due for replacement.

Preserve Land Next Door

The same guide describes the neighborhood as surrounded by nature preserves. That means mature live oak and cedar close to houses, full gutters in spring, limbs over roofs, and dry brush nearby in August.

Gutter guards, metal drip edge and trimmed-back limbs are the practical responses. See roofs on the fire edge.
