Roof Replacement in Cedar Park

A new roof here is finished without a city inspection. The contractor's written scope is the checklist, so it is worth getting a complete one.

Replacing shingles on the existing deck is the kind of job the City of Cedar Park lists as needing no permit. That saves a fee and a wait. It also means no inspector looks at the underlayment, the flashing or the nailing before they are covered up.

The contractor you are connected with tears off the old roof, repairs the deck where needed and installs the new one. What follows is what to ask them to write down first.

A two-story house with a stone front, half its roof stripped to bare wood decking, a worker with a shovel on the roof seen from behind and a black dump trailer full of torn shingles in the driveway

What Goes Into a Tear-Off

A replacement is more than new shingles. From the deck up, the contractor is dealing with:

  • The deck. The wood sheets the roof is nailed to. Soft or delaminated sheets get replaced, and the price per sheet should be in the estimate before the old roof comes off.
  • Underlayment. The layer between deck and shingles. Ask which product and whether a self-sealing membrane goes in the valleys and around openings.
  • Flashing. Metal where the roof meets a wall, a chimney chase or a vent. Reusing old flashing is a common shortcut. On a house with siding above a lower roof, new step flashing behind the boards is worth insisting on.
  • Drip edge and starter row. The metal and the first shingles at the eave and rake.
  • Vents. Pipe boots, box or ridge vents, and whether the attic gets enough intake air.
  • Shingles and ridge caps. Brand, line, color and the wind and impact ratings printed on the wrapper.

The Scope Is the Inspection

On its permit page, the city separates roof covering, which needs no permit, from work that “physically changes or adds structures,” which does. A standard re-roof falls on the first side.

So ask for these in writing, and ask for photos of each before it is covered:

  1. The number of deck sheets replaced and where.
  2. Underlayment type across the field and in the valleys.
  3. New flashing at every wall, chase and pipe, or a note saying which pieces were kept and why.
  4. Nail count per shingle and the manufacturer's installation sheet the crew followed.
  5. The manufacturer warranty registration and the contractor's own workmanship warranty, with its length.

If the job turns out to need new rafters, decking over a reframed area or a changed roof line, that is structural, and the contractor should check with the city at 512-401-5100 before going further.

Timing It Around the Weather

Central Texas hail tends to come in spring, and the reports naming Cedar Park fall in April and May. After a storm, every roofer in Williamson County is booked and out-of-town crews arrive. A contractor with a local address, a city registration and jobs you can drive past is easier to hold to a warranty than one who leaves when the season ends.

Summer tear-offs start early in the day because of the heat on the deck. Ask how the house is protected if an afternoon storm arrives with the roof open.

What This Site Will Not Do

Insurance claims are outside what this site does: it does not file, negotiate, adjust or settle them. What a policy covers is a question for your insurer or agent.

Texas has no state license for roofers, so the checks left to you are the insurance certificate and the written warranty.

Questions About Roof Replacement in Cedar Park

How long does a roof replacement take?

For an ordinary single-family house, the tear-off and new shingles are often done in one to three days of dry weather. Deck repairs, steep sections and material delays add time. The contractor's schedule should be in the written estimate.

Can the new shingles go over the old ones?

It is sometimes done, but a second layer hides the deck and the flashing, which are the parts most worth seeing. With no city inspection on a re-roof here, a full tear-off with photos is the better record.

Will my HOA need to approve the shingle color?

Many Cedar Park associations review roof color and material. The rules differ by subdivision and were not read for this site. Check before the shingles are ordered.

Thinking About a New Roof?

Have a local contractor look at the deck, the flashing and the shingles and put a full scope on paper.
