Roofing and Siding in Silverado West

Built around 2007 in brick and fiber cement plank, with porches, balconies and covered patios. The houses are approaching twenty years, which is when original roofs start to be questioned.

First Roofs, Nearly Twenty Years On

A neighborhood guide published by bramlett partners, an austin-area brokerage dates Silverado West to 2007 and describes one- and two-story houses in brick and fiber cement plank siding with front porches, balconies and covered patios. East Park Street is its southern edge.

A roof installed in 2007 had been through the April 2021 hail and was eighteen years old on May 28, 2025, when a quarter-size hail report was logged on Park Street at U.S. 183, elsewhere along that same road, and larger stones were reported around the city. Older shingles bruise more easily than new ones. If yours is the original roof and it has not been inspected since, that is the first call to make.

Porches and Balconies Mean Joints

Every porch roof, balcony and covered patio is a place where a wall meets a roof or a deck. Each of those joints depends on flashing behind the siding and a gap under the bottom board.

Fiber cement holds up well, but boards set tight against shingles or a balcony surface still wick water at the edge and shed paint. Look at the lowest course above each porch roof.

Details are on the siding repair page.

The Fire Down the Road

The apartment complex damaged in the August 8, 2023 Parmer Lane Fire carries the Silverado name. That fire burned 37 acres and was reported to have moved from grass to a tree to a building.

Brick and fiber cement are both noncombustible, so walls here are in good shape on that score. The weak points are the same as anywhere: gutters holding dry leaves, vents without fine mesh, and anything stored on a balcony or under a patio cover.
